Limited Service has an additional 0.25% due at closing to cover Indiana's "Minimum Service Requirements" (min of $350). See below explanation in green for more details. Full Service has an additional 1% due at closing. If your home is under $250,000, then a minimum of $2,500 would apply. If you choose to have an in-person closing at a local title company, there is an additional $200 fee as we are then required to physically attend with you. If you choose an online, mobile, or remote closing, this requirement, and therefore fee, does not apply.

On the web, photos sell homes - and sometimes, 6 just won't do. This upgrade allows you to upload as many pictures as your local MLS allows. Most MLS's will hold between 36-99 photos. The Indiana Real Estate Commission no longer allows FSBO (For Sale By Owner) signs to be used for properties that are listed with a real estate broker. The sign must be the listing broker's sign. As such, we have two options: a smaller, free sign that is 12"x18" with space for you to write your #; or a larger one that is 18"x24" and comes with your # already on it. To receive showing requests/feedback via the "Home - by Showing Time" app's push notification feature, head to the app store to download it. You'll need to create an account as the seller if you've never used it before. Once your home is listed on the MLS and inserted into Showing Time's platform, your app should recognize that it's live and give you access to all it's features. *Note - this service and app is not available in all markets. Some MLS systems choose to use a different scheduling service. Whatever system they use will be the system that is set up for you.

Due to Indiana's "Minimum Service Requirements", if you purchase the Limited Service Listing, we are required by law to perform certain duties for you, including but not limited to, accepting and presenting offers to you, assisting you in contracts and negotiations, and attending closing with you (if you're signing in-person). We will also be required to perform various processing tasks throughout the transaction, such as communicating with and passing on communication from the buyer agent, title company, lender, appraiser, inspectors, etc. To cover our time involved in all of this, there is an additional 0.25% fee due at closing. (This does not apply if you've upgraded to Full Service.

Description

For any order cancelled prior to listing, but within 30 days, a refund can be given upon request minus the cost of any products already shipped out or services rendered. The free sign has a $25 value, so if this has been shipped, that amount will not be refunded. A CMA has a $100 value, so if one has been done, that amount will not be refunded. There will also be $25 withheld from all refunds to cover our non-refundable credit card processing fees incurred. After 30 days or once listed in the MLS, there are no refunds.
