Full Service Upgrade Addendum to Listing Agreement - Upfront Fee

This Addendum is attached to and made a part of Listing Contract already signed by Seller on property indicated below.

Seller agrees to pay Paradigm Realty Solutions, LLC a non-refundable and up-front flat fee specified below as "Full Service Fee" to upgrade from Limited Service to Full Service representation and finalize the transaction for Seller. This includes, but is not limited to, handling preparation of closing, contracts, paperwork, negotiations, communication, attending closing and anything else that arises between the point of Buyer's initial offer to closing. This fee is in addition to any Flat Fee charges that have already been paid by Seller, as well as any Cooperating Brokerage Fee that is being offered per original Listing Contract, if applicable.

This fee will replace and void the 0.25% commission paid at closing referenced in Listing Contract. The $200 transaction fee if Seller attends closing in-person is also waived.

All other terms and conditions of the Listing Contract remain unchanged.

ACCEPTANCE OF AGREEMENT: By accepting the terms and submitting this agreement, Seller agrees to the use of electronic signatures to make, keep, make changes to, or terminate this listing agreement. Seller and Broker agree that they may enter into this agreement (including any amendments hereto) via online website forms and email. This agreement to the use of electronic signatures applies only to this particular real estate listing. By electronically signing this agreement, Seller:
1. Affirms they have legal authority to sell the Listed Property and enter into this agreement.
2. Agrees to all of the terms of this agreement
3. Will provide us with accurate information about the Listed Property
4. Agrees that typing their name(s) has the same legal effect as if they had placed their hand written signature on a paper document.

This fee is to be paid up-front and is non-refundable, even if transaction does not make it to closing, or if seller decides to list with someone else. The reason we can offer full service so low is because this fee is guaranteed to Broker. If you would rather pay at closing at a higher amount, please do not sign this and contact Broker to negotiate this rate.
